Mumbai, Maharashtra, India, January 2026 — Dr. Sudhir Kulkarni is serving as Chief Executive Officer – Real Estate at Modern India Limited, where he leads all functions of real estate development and management for the organization. Dr. Kulkarni has been associated with Modern India Limited since March 2023 and brings with him over four decades of leadership experience across India’s real estate, infrastructure, and construction sectors.
In his role at Modern India Limited, Dr. Kulkarni is responsible for driving the company’s real estate strategy, overseeing development and asset management initiatives, and aligning projects with the group’s broader diversification across infrastructure and allied businesses. His mandate includes end-to-end leadership of real estate operations, project execution, and long-term portfolio value creation.
Prior to joining Modern India Limited, Dr. Sudhir Kulkarni spent nearly nine years with Larsen & Toubro – L&T Realty as Advisor – Business Development and Special Projects, where he was closely involved in strategic initiatives, advisory assignments, and large-scale real estate and infrastructure developments.
Earlier, he served as Chief Executive Officer at Dheeraj Realty (R.K.W. Developers Pvt. Ltd.), and as President – Business Development at K Raheja Universal Ltd., contributing to growth strategy, land acquisition, and project pipeline expansion. His career also includes senior leadership roles as President – Real Estate at Raymond, Chief Operating Officer at Emaar MGF, and Vice President – Real Estate at Mahindra Lifespace Developers Ltd.
Dr. Kulkarni spent over a decade with Videocon Properties Limited as Vice President – Real Estate, playing a key role in large real estate portfolios, followed by an earlier stint with Unit Trust of India as Deputy General Manager. He began his professional journey with Larsen & Toubro Limited – ECC Construction Division, where he worked for more than ten years as Senior Planning Manager, building a strong foundation in engineering, planning, and project execution.
