Mumbai, Maharashtra, India, October 2025 — Swapnil Kshirsagar has joined Welspun One as Vice President & Head Leasing – Pulse, where he will lead client development and leasing initiatives for the World Trade Centre, Thane, a flagship development redefining urban logistics, office spaces, and retail experiences. With over a decade of experience across India’s leading real estate and consultancy firms, Swapnil brings a wealth of expertise in industrial, logistics, and office leasing to his new role.
In his current capacity, Swapnil will focus on driving large-scale leasing strategies for Pulse by Welspun One, integrating urban distribution and warehousing, modern flexible workspaces, and retail and lifestyle zones that cater to sectors including e-commerce, 3PL, FMCG, healthcare, and technology enterprises. His leadership will play a key role in advancing Pulse’s vision of a sustainable, tech-enabled, and future-ready urban ecosystem.
Prior to joining Welspun One, Swapnil served as General Manager – Leasing (Industrial & Logistics) at Lodha, where he managed client relationships and major industrial leasing projects, driving business expansion across western India. His tenure at Lodha underscored his strength in strategic client acquisition and sustainable real estate growth.
Before Lodha, he worked with Savills India as Associate Director – Industrial & Logistics, overseeing major industrial developments and facilitating high-value transactions across key warehousing corridors. Swapnil’s strategic insights and relationship management skills contributed significantly to Savills’ growing footprint in India’s logistics real estate domain.
Earlier in his career, Swapnil spent over four years at JLL India, advancing from Manager to Assistant Vice President – Industrial Services, where he successfully led client portfolios across Mumbai’s evolving logistics and manufacturing hubs. He also spent more than four years with Knight Frank India, where he served as Senior Manager – Industrial & Asset Services, contributing to the firm’s expansion in the industrial and warehousing space. His professional journey began at HDFC Realty, where he built a strong foundation in client relationship management and real estate consulting.
